Buying Property in Spain: Costs, Documents and Local Advice

Buying property in Spain combines a property decision with legal, tax and practical questions that depend on the location and the individual buyer. Historic prices and general online summaries are not a substitute for current local advice.

Define the intended use

Decide whether the property is for personal use, long-term occupation, holiday letting or a mixture. The intended use affects location, equipment, management, insurance, financing and the permissions that may be needed.

Check the property and ownership

Verify the registered owner, boundaries, planning status, building permits, outstanding charges, access, utilities and condition. If the property is in a community, review the rules, service charges, planned works and meeting records. Use an independent lawyer or notary who checks the documents for you.

Calculate the complete cost

Allow for the purchase price, taxes, notarial and registration costs, legal advice, financing, currency exchange, insurance, utilities, community charges, maintenance and management. If the property will be let, check the current regional rules and calculate realistic income without treating a projection as a guarantee.

Review the contract before signing

Make sure the reservation agreement, preliminary contract and final deed identify the property, price, conditions, deadlines, included items and consequences of withdrawal. Obtain a translation or explanation that you fully understand before paying a deposit.

Plan ownership from abroad

Arrange access, repairs, cleaning, tax administration and emergency support before completion. The related guides to buying property abroad and purchase costs provide further preparation points.
