Property in Germany: 19 billion euros of investments

Real estate market in Germany is recovering after a crisis. And the return to the previous performance is fairly rapid. The data, which is given by the American company CB Richard Ellis, indicates that investors are confident in the real estate market in Germany.

So, according to CB Richard Ellis, in 2010 the volume of investments in real estate transactions in Germany was amounted to 19 billion euros. This figure is by 83% higher than in 2009. The last quarter of 2010 in Germany was the best for the real estate market since the crisis began. In total the real estate transactions in Germany for the last 3 months of 2010 were amounted to 6.8 billion euros.

The positive dynamics of the real estate market in Germany is not only seen in the volume of transactions, but also in their structure. So, for the year were made 34 transactions, and each was amounted to over 100 million euros. Major transactions are another indication that the country's property market is booming. One of the biggest deals in the market was the sale of the newest Opernturm skyscraper in Frankfurt for 550 million euros.

Property in Germany has also become more interesting for the foreign investors. According to CB Richard Ellis, today the share of foreign players is 35% of all market participants. At the same time in 2009 it was accounted for only 13%. The main objects of the market are shopping centers and office buildings.

The main centers of investment activity in the real estate sector remain the largest German cities: Berlin, Hamburg, Frankfurt, Munich and Dusseldorf. The best performing belongs to Berlin, where transaction volumes have increased in comparison with 2009 by 123%.
